How professional property management keeps the rogues at bay

Avoid the scourge of the rogue trader
Unfortunately, there are rogue traders out there ready to take advantage of the lucrative work contracts put out to tender by residential blocks. Contractors can hope to make more money through larger project work, so these appointments are sought-after and valuable. For that reason, it’s vital to remain vigilant. Rogue contractors can be persuasive and opportunistic, and without proper oversight, it’s easy for issues to arise that cost time, money, and peace of mind.

Due diligence

It is always advisable to obtain at least three comparative quotes and run due diligence on each company. Consider the fees carefully and if they vary wildly, ask more questions about what is included, request a detailed breakdown on paper – or consider finding a further quote or two to establish a realistic benchmark.

While the lowest quote can be appealing – particularly when cost savings are a priority – experience consistently shows that appointing a contractor based on price alone can lead to problems down the line.

Points to consider before committing:

  • Check the trader on Companies House to ensure that they are legitimate and that their accounts are up to date.
  • Check their website and Google Reviews for credibility.
  • Be cautious if they have little or no online presence.
  • Confirm whether they are registered with relevant accredited bodies (e.g. Gas Safe, Safe Contractor, RICS, ISO).
  • Request a reference or testimonial from another client(s).
  • Ensure they hold appropriate insurance for the scope of works.
  • Ask all necessary questions before signing contracts.
  • Obtain key responses and agreements in writing.

A recent example of the rogue contractor at work

A case in point
We recently took over the management of a residential block from a previous agency. The block in question was looking for a more structured and proactive approach to turn the existing chaos into clarity.

In the process of taking over, MIH inherited an apparently unpaid debt from a contractor, Marlowe Fire & Security. Before we could fully investigate the matter, the contractor pursued the claim aggressively, resulting in a County Court Judgment (CCJ) against MIH.

This was both unfair and unreasonable, as MIH had neither commissioned nor directly benefitted from the work.

Further investigation revealed an even more concerning issue: the work invoiced had not been carried out at all.

So, not only has this rogue trader not actually fulfilled the work, but they have charged for it, and landed MIH with a County Court Judgement as a result.

Two things to note here:

  • The lack of accountability and professionalism on behalf of the contractor.
  • The responsibilities that we, the Property Management Agency, carries on behalf of our clients.

Seeking resolve
While we are actively pursuing the removal of the incorrect CCJ, we are also ensuring that the administration and management of this block – including the tracking of invoices and scheduling of further works – are put under intense scrutiny in the interim, whilst we shuffle everything into its rightful place.

Things to look out for as block maintenance work progresses

  • Has work been completed to the agreed specification and standard?
  • Are contractors working efficiently and attending site as expected?
  • Have the correct parts and materials been used?
  • Are operatives professional and respectful on site?
  • Are there unexpected or unapproved additional charges?
  • Is the overall cost increasing without clear justification?

The most effective way to avoid these issues is to invest in a knowledgeable and experienced property manager who can oversee projects from start to finish. Where there are many households and homes under one roof, knowing that things are under control and professionally managed is a vital. When a professional management agency is involved, maintenance work is undertaken in a scheduled and affordable way.

A reputable managing agent will typically work with trusted, accredited contractors who have a proven track record. They will also have systems in place to monitor progress, verify works, and ensure invoices are accurate and paid appropriately.
