With so many new residential developments having sprung up in London in the last decade, we look at the differences between managing these new hi-tech buildings versus more traditional blocks.

London’s housing landscape is a mix of the old and the new, from beautiful 1920s mansion blocks in Kensington to shimmering glass towers in Battersea, Nine Elms, and Canary Wharf. But while all blocks need careful management, the skills, systems, and risks involved in running a new-build block are very different from those in a heritage building. THE OLD

Managing an older building is primarily about heritage and maintenance. Buildings from the 1920s or earlier often require ongoing attention to their physical fabric: roofs, facades, original windows and drainage systems all need careful upkeep. Fire safety upgrades must be sensitively retrofitted, and historic leases can present their own legal complexities. The focus is on preserving long-term value and ensuring that residents receive quality, consistent and transparent service.

THE NEW

Managing a brand-new block, on the other hand, is a completely different kettle of fish. These buildings are sophisticated assets, packed with modern systems and facilities. From Building Management Systems (BMS), district heating networks, smart HVAC technology, high-tech lifts, video entry systems, residents’ gyms, spas, cinema rooms and rooftop gardens – to EV chargers and, in some cases, car stacking systems, new developments are not just places to live, they are lifestyle environments.

HIGH TECH & EXPECTATIONS

With that comes an entirely different level of expectation. Residents paying premium service expect premium service in return. They expect a gym that is well serviced and maintained, communal areas that are immaculate at all times, fast, responsive digital communication and clipped and groomed exterior grounds or courtyards. Managing agents need to not only understand the complex infrastructure of the building, but also deliver the kind of high-quality experience that today’s leaseholders and tenant’s demand.

RISK MANAGEMENT

There are also very different risks to manage. Modern blocks are subject to new fire safety regulations, EWS1 certifications, and potential cladding remediation issues. Warranties, latent defects, and public realm obligations can all add layers of legal and operational complexity. Facilities such as swimming pools and gyms carry significant health and safety liabilities. New technology requires specialist knowledge and maintenance to ensure smooth and continuous operation.

DETAIL & NUANCES

At an individual level, many modern apartments come pre-fitted with multimedia points, satellite TV and high-speed broadband, all seamlessly wired into the living spaces. These homes are virtually plug-and-play.

It is not uncommon to find facilities such as a Renz box – a type of intelligent parcel delivery box or digital mailbox system in place. These help to securely manage the flow of mail order packages in a busy shared living environment. Then there are bespoke features that require management versatility, for example a Golf Simulator in an entertainment complex.

In most new developments, there is a legal requirement for a quota of social housing, often built in partnership with a housing association. Where family-sized affordable housing is included, they must also make provision for play spaces and may also feature additional amenities such as a nursery or library, though these are not mandatory. Nevertheless, these can form part of the building management plan to ensure good function and upkeep.

Parking options can vary in these densely packed ‘urban villages’ from underground parking, car stacking, metered on street parking to – nothing at all. They presuppose that flat dwellers living in inner London have no need of a car, and The Mayor of London certainly advocates public transport. If a car is essential, then owners must be prepared and plan for this, it is not a cheap option.

COMPLEX LIVING

For building owners, stakes are higher in many ways. Protecting the asset value is critical – new buildings can deteriorate surprisingly quickly if not correctly managed from day one. Today’s residents expect an experience that matches their shiny new home and lifestyle aspirations, so avoiding disputes is essential – anything less can lead to dissatisfaction and disaffection. Meeting compliance obligations is vital, the complexity of modern new builds brings significant liability for Directors if health and safety or fire safety requirements are mismanaged.
