As often happens, an existing client (a Director of a Right to Manage company) recommended us to the Directors of this property investment company. When we took over the management of their property, the lease negotiation for the 2nd floor office was in progress. However, it had been much delayed by feet dragging by the previous agents.

In short order we were able to complete the lease and get the 1st floor office rented as had been vacant for some time. We undertook a refurbishment of the common areas, dealt with an outstanding water bill which was being billed incorrectly and arranged for check meters to be correctly installed so that each party pays only the amount that they have used for gas and electricity.

We have since negotiated rent reviews on behalf of the client and re-let the flat when it became vacant; undertaking remedial works to the plumbing to ensure that there is adequate water pressure.

All in all, since taking over early 2019 we have been able to ensure the building has been fully occupied, service charges have been paid, refurbishment works to the communal areas have been undertaken at a reasonable price, the rent is paid on time and funds are paid over in a timely and efficient manner.

Rather than having to have day to day involvement in the property, we’ve been able to take all this pressure off our client who has been able to relax safe in the knowledge that we are always hard at work behind the scenes.
