Urgent work has begun on the internal refurbishment of 5 flats at Hill House, Pentonville Road, London, following a water leak throughout the building.
With a total of 32 flats within this building, the ownership is mixed being part social housing, part shared ownership with Islington and Shoreditch Housing Association and private ownership above.
The building was subject to a water leak which resulted from cracks in the main water stack pipes, affecting 5 properties directly. This kind of damage can cause significant problems for the residents and for the overall integrity and safety of the building itself. Persistent water leaks can lead to damp and mould, known to be injurious to human health, as well as cause erosion to the fabric of the building.
The repair work commenced with the removal of tenants’ fixtures and fittings, requiring temporary relocation of the occupants. Internal floor, ceiling and wall finishes are then removed to accelerate the drying process. Because of the impact of damp and mould, the interior will be treated with anti-microbial cleaning fluids to inhibit the growth of bacteria, mould, and mildew. Once drying and cleaning is completed, the interior will be refurbished as needed including the replacement of plasterboard, installation of new bathrooms and kitchens, and redecoration throughout.
This kind of remedial work is extensive and essential and prevent further damage from the source of the leaks and guarantee the longevity of the building.

As the management agency for the block, the MIH team were involved in managing the claim, nominating a surveyor and recommending contractors. It is important that this kind of maintenance work is expedited to not only ensure the comfort and safety of the occupants, but to tackle faults and weaknesses in the structure for the long term good.
